  • To the town of Highlands– 30 minutes, to the town of Sylva– 30 minutes, to the town of Franklin– 15 minutes.
  • To Franklin airport 25 minutes, to Asheville airport– 90 minutes, to Knoxville, TN or Atlanta GA airports– 2 ½ hrs.
  • Proximity to living amenities include– Walmart, Ingles, Lowe’s, and other shopping and services, restaurants, motels/hotels, regional hospital/Emergency Room, highway 441 and much more, all within 10-20 minutes below Sugarfork.

  • Sugarfork is wrapped by state road # 1521 on it’s western approach through hundreds of acres of US Forestry land and soon -to-be nature conservancy land atop a continuous narrow ridge which opens for over 1.7 miles to magnificent panoramic views, both to north and south.
  • Once reaching Sugarfork’s northern gate, state road #1521 continues east as state road #1001.

  • The “cross-structure construction system” (CSCS), is of a most flexible, accommodating, personalizing, strong and economic principle, which incorporates ancient, more recent, and brand new methods and materials, together with living systems.
  • The CSCS homes are planned on an open-ended premise which will permit a wide range of choice options toward a most personalized home design, while it’s formulated source will secure the entire village’s cohesive look.

  • "Gambrell" barn roof look of slanted exterior wall. Of vertical interior wall, both walls rise on the concrete slab integral to the encased concrete basement forming a bowl shape.
   
  • The CSCS is raised above it's immediate surrounding ground to ease usage of the roof as water catchment, and to separate from snow and autumn leave drifts accumulations.
  • The ten inch diameter corten steel pipes as foundations and ground temperature conduit shall be set into the rock thus avoiding organic matter. All steel within the enforced concrete of the CSCS is welded to the pipe.
     
  • From basement openings through the floor between the double walls and continued through the space between ceiling and roof will form air passage to envelope the house interior.
     
  • Through the envelope the year round ground temperature of 68°F will equalize the home interior, thus eliminating all air conditioning, installation, maintenance, and electric cost.
 
  • Water gathering shall be contained in the cistern within the basement area, to be available by hand pump in the event of electrical failure.
     
  • Another basement area with stairs to the kitchen above shall form food storage of a constant 60°F.
     
  • The barn roof shape on ground when built as CSCS shall retain domes like quality of wind glide rather than resistance while being anchored by steel pipes 15 feet into the rock below ground will provide additional extreme strength to the CSCS as well as being temperature equalizer to a constant 68°F.

THe DOMES


  • The CSCS does incorporate within it’s conceptual elements facets inherited from the Buckminster Fuller original geodesic dome design, the Sierra, two of which are shown above, being Novak’s studio, a 40 ft. diameter, 4/8ths of a sphere (lavender) and a 45 ft. diameter, 5/8ths of a sphere (yellow).
  • The geodesic dome structure in various scales and materials, for various purposes other than dwellings will be available, as gazebos, as studios, workshops, etc.

THe VEGETATION

Sugarfork’s landscaping around the homes would be of choice vegetation guided by the land’s given condition and it’s native vegetation inclination in regard to exposure, elevation, and various micro-climatic circumstances. Sugarfork’s native vegetation is considered the infrastructure of the future overall landscaping. Least of tree removal, maintaining forest continuity, enhancing the forest, adding native and most adaptable plants, and being focused on vegetation of home surroundings blending toward the native botany are Sugarfork’s primary botanical-landscaping concerns. Here again, like the CSCS home concept considerations, Sugarfork landscaping concept evolved as an original approach for optimal harmony between the man-made and the native forest surroundings.
 

THe ALTERNATIVES

A large and growing list of “green” materials, methods, systems and concepts, are planned to be incorporated as encouraged offerings to future association members. They are planned for the CSCS homes as conservation measures, as tools for better health, as convincingly economic and common sense considerations, and as installations toward self sufficiency at times of utility and other services failure. These measures of logical life enhancing aspects are simultaneously prudent and beneficial in all of their respective diverse categories. Rain water catchment in cisterns and hand pumping, both water and air filtration, balancing negative ions, thermal equalization of temperature to year round 68 degrees, solar panels toward electric self sufficiency and solar water heating, and fireplaces of near 100 % energy efficiency are just a few of the “green” options in planning.

THe LIFESTYLE

The Sugarfork lifestyle is based on the notion that each and every participant in the effort of creating this development wishes for themselves that which they will create for others. A style which aims at the highest standards from mechanical to esthetics, while all along maintaining the sense, the feel, the atmosphere of the simple self reliant and ease which ideally is mountain living. A style of belief which requires no articulation for those who recognize and identify with such a lifestyle and it’s true spiritual nature. Please remember the New Testament , Mark 12:31........thou shalt love the neighbor as thyself.......(King James Version).
 

 THE MEMBERSHIP

Sugarfork membership will become effective in a three step legal agreement based on logic of the process and in true consideration to every future member.

Step One - The agreement shall link both applicant and management to a chosen home site.

Step Two - The agreement shall link both applicant and management based on commitment of the
applicant’s choice of CSCS personalized home itemized list of particulars. This agreement step shall include others such as the bank, the general contractor, etc.

Step Three - The agreement shall link both applicant and management toward applicant’s occupancy of his or her new home, and acceptance of full membership status and responsibilities as a Sugarfork Association member.

The three step agreement is necessary to permit the most flexibility to manage a very complex process and to assist the applicant in their personal choices and to cope with the unforeseen.
 

THe MANAGEMENT

As neighbors within Sugarfork and it’s creator, Sugarfork, L.P. will retain in perpetuity the management of the village for a host of valid, logical, helpful and contributing reasons. Not the least of which is to provide a one phone call service 24/7 for whatever assistance is required by any members. Management will maintain an ongoing agreement with a host of services and contractors in order to facilitate priority help when needed. Management will see to all communal upkeep of roads, utilities, home inspection for preventative maintenance, and communal administrative matters, etc. An important aspect of the management is to do proper security screening of new applicants in an effort to maintain a neighborly and safe atmosphere for everyone. Also there will be guidelines to insure esthetics of home exteriors and the surroundings, in consideration to other neighbors, to insure continual village harmony and rising home values.
